Water coming through the ceiling or walls

A brown ring on a ceiling means water has already crossed the decking and the insulation. A stain that grows after rain, or dripping during a storm, means the roof is open right now. This is the signal that should not wait for the next forecast.

15-20

YEAR ASPHALT ROOF SERVICE LIFE

Missing or torn shingles

Wind damage shows as a lifted tab or a bare patch on one slope, and a hard storm can strip shingles down to the underlayment. Exposed underlayment is not built to take weather for long, so missing shingles after a storm are worth a prompt look.

Tree limbs, holes or punctures

A fallen limb can puncture the roof and the decking beneath it, and even a small hole lets in a lot of water in a hard rain. Debris on the roof can also hide further damage, so the area should be looked at before anyone walks it.

Sagging or soft decking

A visible dip in the roof plane, or a spot that feels spongy underfoot, means the plywood or plank decking beneath has taken on water. This is the one signal that moves a job from surface repair into structural work, and it changes both the scope and the price.

WHEN STORM DAMAGE CAN'T WAIT

SIGNS OF STORM DAMAGE

Short answer: water coming through a ceiling, shingles blown off, a limb on the roof or a visible hole means the roof is open to the next rain. Those are the jobs that should not wait for a scheduled repair.

A storm can also leave damage that cannot be seen from the ground, so a roof that took a hard hit is worth an inspection even when nothing is dripping yet.

02

TEMPORARY PROTECTION

Where the roof is open, the first job is keeping water out, typically with a tarp or temporary seal over the damaged area until the permanent repair can be done.

03

INSPECTION

The roof, decking, flashing and the ceilings below are checked to find all of the damage, not only what shows from the ground. You get the findings in writing with the estimate before work starts.

04

PERMANENT REPAIR

Damaged shingles, flashing and any soft decking are repaired or replaced. If the damage is too widespread for a repair, we say so before work starts.
