What this job includes

A first roof is planned around the structure that is already framed or about to be closed in. We look at the deck, the attic ventilation, and the details that have to be flashed: walls, chimneys, skylights, and valleys. The estimate lists the scope, the materials, and the total.

The crew is trained and in-house. We do not put subcontractors on the roof. Fastening, flashing, and ventilation stay with the same crew from the first course through the final look. Select shingle systems also carry manufacturer warranties. That coverage is the manufacturer's and depends on the product.

How a new roof goes on

​

Deck and ventilation

On a new roof the deck has to be ready before any shingle goes down. We check it for damage or for sections that will not hold fasteners, and we replace boards that are not sound. Synthetic underlayment goes on next as a second moisture barrier. Attic ventilation is sized to the attic, not guessed, so heat and moisture do not sit in the roof and feed ice dams. Morris County roofs take wind, rain, snow, and freeze-thaw. Airflow is part of the roof, not an extra.

Shingles, flashing, and the final check

Shingles are aligned and fastened course by course. Flashing is cut for the house, not forced from a leftover piece. The last inspection checks alignment, ventilation, flashing, and local code. The crew cleans up and leaves the property ready to use. After the roof is on, roof inspections and maintenance are how the new system and the warranty behind it stay in shape.

Permits

We pull the permits a new roof needs and coordinate the inspections. As a licensed and insured contractor we file with the municipality and schedule the inspectors. You hear from us at each stage.

Most Morris County installations take one to three days. Roof size, pitch, weather, structural work, and the permit schedule all move that. Metal and low-slope systems take longer than a straightforward asphalt roof.

Materials on a new roof

Asphalt shingles

​

Asphalt shingles are the usual balance of cost, durability, and color range. Installed and maintained correctly, they are commonly discussed as a 20 to 30 year roof. Premium CertainTeed and GAF shingles on this work are rated for wind resistance up to 110 mph, which matters in seasonal storms. Many of those products include manufacturer warranties. The color and profile range is wide enough for the different houses across Morris County.

Architectural and designer shingles

​

Architectural shingles are thicker than three-tab shingles. That thickness improves impact resistance and gives a layered look closer to wood shake or slate. Designer shingles extend that with stronger patterns and color blends. Both are engineered for wind resistance up to 110 mph, and they often carry manufacturer warranties.

Metal roofing

​

Metal roofing is the long-service option on a new roof: commonly 40 to 70 years, with stronger resistance to wind, hail, and fire than asphalt. Panels are light, which often simplifies the install and can limit the need for extra framing. Profiles and colors suit both newer houses and older styles. A metal roof is chosen for that service life, not for a promised cut in the energy bill.

Slate is the traditional choice some historic houses still ask for. If the roof you are pricing is flat, use the flat roofing page rather than treating a shingle system as if it were a membrane.

What a new roof costs

The number you can plan on is the written estimate after we see the roof. Published supply prices for the material alone, not the finished project, are often listed around these levels:

• Asphalt shingles: about $90 to $100 per square (100 square feet) for the shingles themselves.

• Metal panels: about $300 to $700 per square for the panels.
